Buying a home is the biggest financial decision most families make. This tool shows the whole picture: the down payment you need, the monthly payment and what you'll actually pay over 20 or 25 years.

Enter the down payment as a percentage or an amount, and add admin fees as a percentage of the loan or a fixed amount.

How it works

Loan amount = price − down payment.
The monthly payment uses the annuity formula on the loan amount (or flat rate if selected).
Fees = loan amount × fee % + fixed fees.
Total cost = down payment + fees + all payments.

Payment = Loan × i ÷ (1 − (1 + i)^−n), i = rate ÷ 12
Total cost = down payment + fees + payment × n

Excludes property and life insurance, transfer taxes and housing subsidy schemes.

Worked examples

1,000,000 home, 10% down, 5% for 25 years, 1% fee

The loan is 900,000, the payment 5,261.31 a month and fees 9,000. You need 109,000 upfront; total interest is about 678,393.23, so the total cost is about 1,687,393.23.

Effect of a bigger down payment

Every extra unit of down payment reduces the loan, the payment and total interest. Try 20% instead of 10% and compare.

How big should the down payment be?

It depends on the lender, local rules and the buyer. Enter the percentage that applies to you to see its effect.

Is the rate interest or profit?

Mathematically, payments are computed the same way for conventional and murabaha financing at the same rate and term. We use the general term rate.

Why is the total cost so much higher than the price?

Interest accumulates over many years. A shorter term or larger down payment reduces it.
